The Director of Construction is responsible for overseeing the full lifecycle of ground-up and select value-add development projects, from conceptual planning through project closeout. This individual will manage construction operations, lead cross-functional teams, collaborate with development partners, and ensure projects are completed on time, within budget, and in alignment with AREY Group's standards. The role requires strong project management expertise, deep knowledge of contract negotiation and construction processes, and the ability to work closely with stakeholders including general contractors, architects, lenders, and government agencies. The ideal candidate is an experienced, results-driven professional with proven leadership in managing large-scale residential or mixed-use developments.
The ideal candidate will:
- Be a decisive and analytical individual whose primary focus will be to work collaboratively with project teams from conceptual stages of ground-up development projects through handoff to Operations. Value-add projects will also be a focus of the role, although these will be secondary to ground-up developments.
- Have a history of leading teams of direct and indirect reports throughout the lifecycle of ground-up development projects.
- Be an individual with a history of partner-facing roles and prior knowledge of lender and equity partner requirements.
- Have a strong history of contract negotiation, particularly with General Contractors and sub-contractors.
- Have a proven track record of delivering large-scale development and value-add projects on-time and on-budget.
- Note that value-add experience is a preference and not a requirement.
- Have a strong grasp of project budgets and timelines with the ability to adhere to both.
Accountabilities:- Assist Director of Development, Development Manager and Architect with density studies as requested.
- Provide feedback on professional proposals as requested.
- Assist Development Manager with preparing critical path timeline.
- Evaluate site investigation reports and present findings to internal team.
- Assist in entitlement process alongside Development Director and Development Manager as necessary and requested.
- Create, update, foster and negotiate national vendor partnerships to streamline product delivery and maximize profit margins
- Provide input on design professionals and General Contractors.
- Support coordination and collecting of bids from GC and work alongside Director of Development and Development Manager to negotiate GMP contracts with selected GC
- Attend design and pricing meetings with GC and oversee GC bid processes.
- Work with internal and external stakeholders to support issuance of design documents to GC from Schematic Drawings to Construction Drawings
- Review design documents at predetermined checkpoints to ensure constructability of project and overall financial feasibility
- Actively participate in Value Engineering reviews.
- Assist in coordinating issuance of permit documents, submittal to City and coordination of City comments.
- Support Development Manager in meetings with Government Officials regarding permitting issues; monitor plan changes for impact to GMP.
- Assist during due diligence period as requested, particularly by working with Development team and 3 rd party providers to actively identify risks early in the project lifecycle.
- Assist in GC qualification; review GC estimates and contract; provide input as requested; oversee GC from construction through closeout.
- Create and update directory of GCs.
- Assist in negotiations to obtain necessary easements.
- Provide items to Development team for closings as requested.
- Assist with obtaining permits.
- Create GMP abstract for Development and Operations team.
Project Management:- Assist in lender & equity requests and interface with project partners as requested.
- Assist with post-closing items as needed.
- Prepare and send pay applications for approval to Development Manager; verify lien waivers are accurate; responsible for accuracy of monthly GC pay application. Then submit to lender once in final form.
- Conduct monthly job site walk with bank inspector or equity partner.
- Aid in bank draw resolution as needed.
- Run monthly OAC meetings; follow up on OAC meeting items as requested; prepare and circulate meeting minutes.
- Review GC monthly cost to complete schedule with Development Manager for variances and flag issues.
- Oversee and document project buyout and schedule; provide updates to Director of Development and Development Manager monthly.
- Document issues with/to GC, architect, civil, etc. as necessary; responsible for follow-up; assist with documentation as needed.
- Owner's representative conflict resolution with 3rd party professionals and GC.
- Responsible for document management in property folder.
- On-site every other week to oversee GC; attend scheduled meetings, track open items; responsible for records and document management for Construction team.
- Review and negotiate Change Orders; create and maintain CO/exposure/wishlist log along with proper documentation for all COs.
- Assist with budget reallocation requests as necessary.
- Lead review and approval of RFIs, ASIs, submittals, etc. as necessary; track log for RFIs, ASIs, submittals, lien waivers, etc.
- Provide submittal information to Development Manager and Director of Development.
Reporting:- Provide information for monthly Owner's report; review monthly Owner's report; take job site photos; set up investors on portal.
- Negotiate/coordinate utility contracts and easements with input from development and Operations team.
- Follow up on & coordinate ID, signage and equipment deliverables for amenity areas and common areas.
- Liaison with operations and on-site team for turnover issues.
- Conduct and coordinate unit walk and turnover process with GC and Operations team; document process for larger team.
- Responsible for permit closeout.
- Closeout construction including Final COs, Architect Certificate of Completion, As-builts, Final GC payment, Retainage release with final waivers, Warranty, Closeout documents, Lenders Release requirements, etc.
- Lessons learned at end of job.
Other Responsibilities:- Attend kickoff meeting with Operations; review pro forma, rents, timeline, etc.
- Provide sale or refinance checklist items as required.
Technical:Microsoft Excel, Word, Project, CoPilot, Outlook and PowerPoint
Read and understand architectural/engineering plans
Read and understand complex contracts and other legal documents, particularly AIA form contract

Education and Experience:- 4-year degree required (Construction Management, Civil Engineering, or related) required
- Master's degree in business, real estate, construction management or related fields - preferred
- 10-15+ years minimum experience in stick frame or garden style, ground-up construction required
- Has experience leading teams
- Senior level project management position with Real Estate Development or Construction firm, specifically with a minimum 5 years in a management/leadership role - preferred
Salary is commensurate with experience: $ $175K to $200K base plus 20-30% annual bonus
